FOR SELLERS

I will:

• Thoroughly inspect your home so that we may make any necessary repairs or changes prior to showing.

• Listen carefully so I understand your objectives, which may also include finding you another home or referring you to an agent in another city if you are relocating.

• Discuss the Home Selling/Marketing Process with you so you will know what to expect.

• Advise you on how to show your home effectively – including helping you to stage your home so that is shows its very best.

• Help you price your home by showing you recent comparable sales in your area.

• Keep you apprised of what happens from time of contract through closing, such as timelines for inspections – negotiating requests – municipal code compliances and before closing walk-throughs.

• If you should leave town and the house vacant, I go to the house to check for showings, and to make sure doors are locked, lights turned off, etc. each evening before quitting for the day.

• If it is summer, and you have already relocated, I arrange to have the grass cut and watered, (this we work out beforehand as to how to pay the lawn care person, i.e. weekly, or at closing.)

• I go to the closing with you if you are in town, and I go for you if you are out of town.
